Sell to Dealwell

Sell your house as-is, without listing it.

Dealwell Properties makes written purchase offers on homes in Santa Clara and Alameda counties. No repairs, no open houses, no listing commission.

Dealwell Properties LLC is not a real estate agent or broker and does not represent you. If you accept our offer, we sign the purchase contract as the buyer, and we usually assign that contract to another investor for a fee paid by that investor. We usually do not take title to the property ourselves.

  • A written offer, with no obligation to accept
  • Time to review it, ask questions, and decide at your own pace
  • A plain explanation of how the sale is completed

Request a written offer

How it works

Four steps, and you stay in control of each one.

  1. Tell us about the property

Submit the address form or call us directly. We'll ask a few questions about the property and your timeline.

  2. We review it and talk with you

We evaluate the property and discuss your situation. No pressure, no obligation.

  3. You receive a written offer

We walk you through exactly how we arrived at the number, answer any questions, and let you decide in your own time.

  4. If you accept, we sign a purchase contract

In most cases we assign that contract to an investor buyer, who completes the purchase through a neutral escrow company.

How the sale is completed

One clear process, from offer to closing.

Contract assignment

We sign the contract and transfer our position

  1. 1.Dealwell and the seller sign a purchase agreement. Dealwell is the buyer.
  2. 2.Dealwell assigns its rights to an investor buyer, who pays Dealwell an assignment fee.
  3. 3.The investor completes the purchase through a neutral escrow or title company and takes title.
  4. 4.The seller receives the price and terms in the signed agreement. Assignment does not change them.

Compare your options

A direct sale versus a traditional listing.

Listing often nets more when a home is market-ready. We'll tell you honestly if that's your situation.

A direct sale usually nets less than a listed sale. The trade-off is selling as-is, fewer showings, and a set timeline.

Topic Listing with an agent A direct sale with Dealwell
Price Usually higher Usually lower
Repairs and prep Often expected before listing None; sell as-is
Showings Open houses and private showings A walkthrough
Timeline Depends on the market and the buyer Closing date set in your agreement
Commission and fees Agent commission, as negotiated No listing commission; no fee to Dealwell
Certainty Subject to buyer's financing and inspections Written agreement

Is this right for you?

Listing with a licensed agent usually gets a higher price. A direct sale trades some price for selling as-is, fewer showings, and a set timeline. If top price matters most, listing may be the better choice.

We encourage you to compare your options. Requesting an offer costs nothing and commits you to nothing.

Questions

Straight answers before you call.

Do I need to make repairs or clean up before I sell?

No. We make written offers on homes as-is. There is nothing to fix, clean, or stage — just tell us about the property and we take it from there.

How does the process work?

Send us the property address and a few details. We review it, talk with you, and make a written offer. If you accept, Dealwell signs a purchase agreement with you as the buyer and, in most cases, assigns that contract to an investor buyer, who completes the purchase through a neutral escrow or title company. You receive the price and terms you agreed to.

Am I obligated if I request an offer?

No. Requesting an offer costs nothing and commits you to nothing. Only a written agreement signed by both of us creates obligations. Look it over for as long as you like, ask us anything, and decide only when you are ready.

How do you decide what to offer?

We look at the property's condition, what similar homes nearby have sold for, and what it takes to complete a sale, then make a written offer we can stand behind. Listing with a licensed agent often brings a higher price for market-ready homes, and we'll tell you honestly if that's your situation.
